How to buy property when there’s little to choose from
As a Buyer, the last few months of house hunting may have proven to be unsuccessful. Particularly if you’re looking to buy in Toowong and the surrounding suburbs.
Even if you are ready, willing and able to purchase, the lack of homes for sale in Brisbane’s inner-western suburbs has left little for you to choose from.
We revealed recently that suburbs such as Toowong, Taringa, Indooroopilly and St Lucia are generating huge numbers of searches on Realestate.com.au. Yet many Sellers are still uncertain if they should launch their property for sale.
With only a small number of properties currently on the market, there are ways you can find your perfect home if you are in a position to buy.
Ensure your finance is pre-approved
Make it known that your finance is pre-approved and for the right property, you are ready to submit a written offer. In the eyes of the Seller, this demonstrates that you are serious about purchasing now.
Register for off-market opportunities
Reach out to an experienced, local agent to see if they have any suitable properties that may be coming to the market, or available as a pre-market sale.
CoreLogic has recently reported a 12% week on week increase in pre-listing activities, which could suggest that homeowners are beginning discussions with an agent about potentially selling.
In the last month, we have spoken with many homeowners in the suburbs of Taringa, Auchenflower, Toowong, Paddington, Chapel Hill, Indooroopilly and St Lucia who are considering selling.
A suitable home could be in the process of being prepared for sale, which is why we give our buyers exclusive access to properties, before they are officially launched on Realestate.com.au or Domain.
Earlier this month 37 Bernhard Street, Paddington was sent out to our buyer database, giving them a chance to inspect the property prior to the public. We also have pre-market opportunities throughout Toowong, including 4/40 Maryvale Street which is available for inspection.
If you’re interested in knowing more, you can register for our upcoming properties and pre-market opportunities here.
Beat the competition
If you find a property that ticks all the boxes, ensure you ask the agent to present your written offer to the Seller before the property is launched online. Doing so enables you to beat the competition from other buyers, who will only see the home once it is officially listed on the internet.
We have sold a number of properties in this way, which has resulted in a great outcome for both the Buyer and Seller. 5 Pictavia Street, Toowong was recently sold when a client receiving our email updates, told a friend about the home.
The Buyer lived in the same street and was eager to secure the property before it went to market. The Sellers were also happy with this outcome, as it saved them the cost of advertising and preparing the home for sale.
Engage a Buyer’s Agent for interstate purchases
If you are moving interstate this year, there may be even more hurdles for you to overcome before you can purchase a property in Brisbane. Restrictions on domestic travel and interstate migration could mean you may need to engage a Buyer’s Agent to help you find the property that is right for you.
Brett Warren from Metropole is a highly skilled Buyer’s Agent that we have worked with for many years in Brisbane’s inner-western suburbs. Brett has helped many interstate Buyers purchase their next property and he offers valuable information on what to look for when you’re relocating to Brisbane.
