Spring has arrived, but what will it mean for Brisbane property this year?
There is something about the first day of Spring that seems to signal a change in the property market too. Traditionally, the months ahead bring an increase in listings, inspections, auctions and buyers ready to make their move.
Last Spring, Brisbane was riding a wave of strong momentum. House prices rose 3.7% over the September quarter, reaching a median of $1.1 million, while auction clearance rates were sitting around 69% as buyer confidence continued to build.
But Spring 2026 begins in a very different market.
After several years of significant growth, Brisbane’s property market has been finding its balance, with buyers becoming more considered and sellers needing to be increasingly strategic about how they bring a property to market.
So, as the traditional Spring selling season gets underway, it will be interesting to see what unfolds. Will the seasonal lift in buyer activity bring renewed competition? Will an increase in available stock give buyers more choice? And will well-presented, well-priced properties continue to stand apart from the rest?
One thing is certain. Spring is always an interesting time to watch the Brisbane property market. And this year, perhaps more than most, we’re watching to see what the next chapter looks like.
