Preparing your home for sale

Preparing your home for sale

If you’ve made the decision to sell your property, the next step is preparing the home for sale.

A little TLC goes a long way towards presenting your home for maximum appeal. The better your property presents, the higher the price prospective buyers will often pay.

Complete Project Management

At Byrony O’Neill Estate Agents, we offer complete project management services to prepare your property for sale, as this can often be a daunting prospect. Our director Byrony has many years’ experience in doing this for her clients.

There is a fine balance between adding value to your home, and spending money unnecessarily. It takes an experienced agent to be able to identify which areas of the property where money should be spent to achieve a return on your investment.

Every aspect is handled and monitored with meticulous care.

Reliable & Trusted Trades

Sourcing and comparing reliable tradespeople can be an extremely time-consuming exercise. Gaining quotes, meeting trades at the property and gauging their quality of work is a feat in itself.

As part of our project management services, we have an extensive list of reliable and trusted tradespeople that we work closely with to transform your home. We arrange quotes, coordinate jobs and ensure your home is ready for sale within your timeframe. We find this approach is ideal for clients who do not live in Brisbane or have busy schedules.

Leave the Stress Behind

Selling your property can be a stressful time. There is so much to organise, emotions are running high and that’s on top of daily routines.

Our project management services aim to take all the stress away from you, leaving more time for you to concentrate on the things that matter.

Every facet of preparing your property for sale can be managed by Byrony. From revitalising glass in bathrooms and windows, to full paint jobs, electrical work, plumbing and landscaping. Every aspect is handled and monitored with meticulous care.

Adding value where buyers see it most

When executed correctly, strategically enhancing key areas of your property can help you achieve a premium sale price. An excellent example of how our project management services achieved this is evident in the successful sale of 24 Soudan Street, Toowong.

Prior to the renovation, the value of the home was $690,000. After carefully assessing the home, we identified which areas were worth refreshing, without overcapitalising on the property. Under our guidance, the owners invested $25,000 into a calculated rejuvenation. We arranged and oversaw the complete transformation, including styling the property for sale.

With the home presented at its absolute best, we launched the property to the market. In just 14 days we had 77 groups inspect the property and multiple offers were put forward to the owners. In the end, the home sold for $760,000, earning our clients an additional $45,000 on the sale.

“Byrony and her team made our interstate sale seem effortless. Their attention to our requirements were exacting and Byrony’s personal attention to every detail was superb. She sourced excellent tradies for the repairs the house needed prior to selling and really helped to bring our much loved family home back to life. Communication was excellent which made the entire process easy and rewarding. Couldn’t have asked for more.” – Mark Guglieletti, 24 Soudan Street
